PUNE – A CITY TO INVEST IN

Pune is a unique place. Pune has History and Culture. Once City of Peshwas, it has good climate. It was preferred destination by British. In Good old days. Governor used to shift his office from Bombay to Poona, in summer. Even now, horse races are shifted here from Mumbai in Rainy Season. Pune was adorably called Queen of Deccan. Pune was also called Gate Way to South, and Pensioner’s paradise. Pune is home to Southern Command head Quarters, and has one of the finest Air force stations. Armed Force Medical College and Artificial Limb Center are the two prized possessions of Armed Forces here. Pune had privilege to attract some esteemed Central projects like National Defense Academy (NDA), National Chemical Laboratory (NCL), Ammunition Factory, National Institute of Banking (NIBM), National Insurance Academy (NIA), and Railway Training Institute. Then came the Industrial revolution. Hindustan Antibiotics was the first factory to pioneer in Pimpri, suburb of Pune. Pune can boast of having some of very big giant industries like Telco (now Tata Motors), Bajaj Auto, Force motors, Bharat Forge, etc, and score of ancillary industries.
Then there came revolution of Education. Today it is most preferred destination, having old and still spacious University of Poona, and more than 500 schools and colleges. Pune is rightly called Oxford of East, center of Learning. Students from all corners of world come here, for quality and higher education.
At the same time number of hospitals came in, and people seek Pune for specialized medical treatments. After some time came IT wave, and Pune is one of the best destinations of IT activity. Almost all big giants like Infoysis, Wipro, TCS, Cognizant, Nihilent, Cybage etc are all there, bringing high salaries, and still higher export earnings. Pune became to be called IT City. Pune has become most favored location of Auto Industry, so much so Pune is called Detroit of India. Talegaon – Chakan Industrial belt has attracted attention of World majors like General Motors, Volks Wagon, and Mercedez Benz. While city was growing, hospitality Industry was not to lag behind. Many hotels and service apartments have come up, and many more big names are on the way.
All this development came up because the City has good climate, satisfactory Law & Order atmosphere, plenty of water and proximity to Mumbai. Pune got shot in the arm, and just bounced after Express High Way connected Pune to Mumbai, the financial capital of India. The major factor, for Pune to come up so rapidly; is because people here are good, educated, cultured, of Cosmopolitan nature, simple and trust worthy, and adoptive.. People, of all cultures, mix with ease here. All the religious functions like Diwali, Eid, Ganpati Festival, Durga Pooja, and even Onam are celebrated with equal enthusiasm. It is home to all Indians, and many foreigners. Pune people take part in Shastria Sangeet, Art, Music, and Tourism. People and City are warm, Vibrant, alive, adventurous, and ticking.
Pune has really become a Global destination.
Unfortunately, infrastructure has not been able to keep pace with fast track development of the city. But Govt. of Maharashtra and Pune Municipal Corporation (PMC) are doing there best. They hope to catch up fast. Pune is floating on water, having five large Dams nearby. Plugging leakages in exiting pipes, and efficient Distribution system is what is needed. Railway caters to almost all destinations. Air traffic has increased spectacularly. With a brand new Airport planned at Chakan, Pune will truly have International Connectivity. Roads are being widened; new concrete roads are being built. Number of Flyover and ring road are being built. Alternative modes of transport, like Metro, are being seriously worked out. Public transport is being strengthened. Simultaneously Water systems, Sewage systems, solid waste techniques are being augmented. There is strong movement and enthusiasm for Green Buildings, and reducing pollution. Pune will indeed cope up with these small deficiencies, and be different and desirable City in coming 5 years.
Pune is fortunate to have associations, and responsible professional bodies like BAI, AESA, PCERF, and CREDAI Pune-Metro, all committed to planned development and construction. These bodies educate, guide, regulate, and protect their members. Pune is birthplace of BAI, which is now grown to be all India body, having about 99 centers all over India. It represents all India construction sector. PCERF is body of all persons and educational institutes connected with Construction Sector. It has taken up number of research programs, apart from arranging Seminars and Workshops on various subjects of interest, and organizing Constro exhibitions. Constro-2012, was recently held at College of Agriculture Grounds.. CREDAI Pune-Metro (earlier known as PBAP) is strong body of Promoters & Builders. It has code of conduct, code of practice, and Grievance cell. It has even regulated and defined Carpet- Built-up ratios, which all members invariably adhere to.
Construction activity in City is at the utmost pace. Pune is expanding in all directions. SEZ and new Township policy of Government has given boost to construction of IT parks, Multiplexes and Malls, Residential and Commercial buildings. New townships are being announced and built with aesthetics in mind, having all modern amenities like Club house, Gymnasium, Swimming pool, Children play area, essential shopping, adequate parking, Solar water-heating, and safety and security measures. Builders are also seriously planning to provide helipads, windmills, photo voltaic panels in their projects. There is stress on constructing Green Buildings. Govt. has recently allowed construction of high-rise buildings, which are bound to change skyline of Pune. Farmhouses are becoming quite popular. People know how they want to de-stress and relax themselves on weekends.
Investment in real estate gives rich dividends. That is why probably it is called real. Investments in areas like Baner, Balewadi, Wakad, Hinjawade, Talegaon, Wadgaon, and Chakan as well as Kharadi are expected to appreciate faster. Investments in Lands, commercial properties, and service apartments are expected to give better profits than investing in residential units.
Pune is a place to invest in. Pune is place to be in.
